New Homeownership and Refinancing Opportunities for Marshall County Residents

Marshall County residents can now complete one application to be considered for affordable housing programs offered through The Regional Housing Collaborative in partnership with Intend Indiana and the Edge Fund.

The application allows Edge Fund to learn more about each household’s needs and identify available programs that may help residents purchase a home, refinance an existing mortgage or strengthen their long-term housing stability.

HomePower Home-Purchase Program

HomePower helps eligible low- to moderate-income residents purchase an owner-occupied, single-family home in Marshall County. The program combines an eligible conventional first mortgage with a low-interest second mortgage that can cover at least 20% of the home’s purchase price.

Potential benefits include:

  • Increased home-buying power
  • A 2% fixed interest rate on the HomePower second mortgage
  • No private mortgage insurance
  • No down payment or closing costs

Refinancing Assistance

Intend Indiana is also preparing to launch a refinancing program for eligible Marshall County homeowners. Residents interested in refinancing are encouraged to complete the same application now so Edge Fund can evaluate their circumstances and connect them with appropriate opportunities as programs become available.

Eligibility requirements apply, and funding is limited. Completing an application does not guarantee qualification or the availability of program funds.

Learn more and complete the application at myedgefund.org/marshall-county-products.

Marshall County Community Foundation and United Way of Marshall County are pleased to help connect local residents with housing resources that can make homeownership more attainable and support stronger, more financially stable households.

About the Regional Housing Collaborative

The Regional Housing Collaborative was established through a $20 million grant from Lilly Endowment Inc. awarded collaboratively to the Community Foundation of St. Joseph County, the Community Foundation of Elkhart County and the Marshall County Community Foundation. This three-county initiative brings together community foundations and housing partners to expand access to safe, stable and affordable housing throughout the region.
